$200.00 RESERVATION DEPOSIT – BALANCE DUE ON ARRIVAL

Lots rented on a seasonal basis may be reassigned if someone desires to rent annually. The seasonal renter is notified first and given the opportunity to rent the lot annually. The specific site is not guaranteed, however every attempt to reserve the site requested will be made. We only accept U.S. Cash, U.S. Travelers Checks in U.S. Funds, Checks drawn on U.S. Banks, And Visa, Master Card & Discover.

Annual Lot Rates (Beginning October 1, 2009)
Standard Lot	$2,035.00 + Electricity & Water
Premium Lots	$2,250.00 + Electricity & Water (plus additional $475.00 extra partial lot)
Electricity is charged monthly on a meter basis and water is $5.00 per month. Late charge on electricity and water of $5.00 if not paid by the 5th of the next month.
Payment Schedule: Minimum of ½ Payable on November 15th and the balance on December 15th. Late charge of $40.00 after Dec 15th.

Mobile Home Lots (Beginning October 1, 2009) NO CREDIT CARDS ON 3% DISCOUNT
$275.00/Month or $3,150.00/Year - 3% ($94.50) discount if paid in full at anniversary date = $3055.50
Natural Gas and water are charged on a meter basis. Meters are read once each month of occupancy.
Late fee after the 5th of each month is $40.00 for rent and gas & water late fee is $5.00.
The park provides mowing service for a charge of $10.00 per month. Prior arrangements must be made with management for this service. Outside lawn care services are prohibited. Mowing is $25.00 per cutting without prior contract with management.

EXTRA CHARGES All rates are based on two person occupancy. Guest charges: $2.00/day per person. Administrative fees: Renting $25.00 (each time unit is rented) and change of occupancy $50.00. Storage $35.00 a month.

Cancellation fee: All reservations must be cancelled IN WRITING before September 1, 2009.

A $50.00 administrative fee will apply. No refunds after that. No refunds on unused rent.

Rates subject to change. Management reserves the right to reject a reservation request; renew a rental and to utilize vacant spaces. Management assumes no responsibility for accident, injury or loss caused by resident, guest of resident or other residents. No dogs over 50 pounds.

Rate Sheet Details 2009-2010

Daily and Weekly Rates include water and electric.

Dates rates apply: April 1, 2009 to March 31, 2010 - RV lots

October 1, 2009 to September 30, 2010 Annual RV & PM and Mobile Homes

RV Rates based on a party of two, $2.00 per day for each extra person. 14 day limit on guests. All guests must be registered in advance at the office.

A $200.00 deposit is required to hold a designated lot.

Electric Cost: Electricity is sub-metered by Magic Valley RV Resort and not the local energy supplier. Resident’s sub-metered bills are calculated pursuant to P.U.C. subst. R.25.142 © (1) (G), no administrative charge may be added by Texas State Law.

The specific site is not guaranteed, however, every attempt to reserve the site requested will be made.

Early departures: There are no refunds after arrival. On the death of an immediate family member (parent, sibling, children & grandchildren), with a written request accompanied by a physician statement or death certificate refunds may be made at the discretion of management. Notice must be received within 3 weeks. Refunds will be considered if the space was re-rented and only after April 1, 2010.

No refunds on unused rent.

Cancellation fee: All reservations must be cancelled IN WRITING before September 1, 2009.

A $50.00 administrative fee will apply. No refunds after September 1, 2009.

Pets under 50 pounds are welcome..
