| 1.All persons must register at park office on first business day after arrival and check out at park office one day prior to departure. Persons staying with resident for more than 24 hours must register also. 2.Rent is payable in advance and is non-refundable. 3.Reservation deposits are fully refundable prior to October 15. After October 15, emergency funds will be handled on an individual basis. 4.Electric meters are read once each month. Statements are available at office and are due and payable immediately. Spaces #3 thru #205 on 1st of month, and spaces #206 thru #411 on the 15th of the month. Electricity used from last billing date to departure date is due at departure time. Ask that your meter be read prior to departure. 5.Trash is collected on Monday and Thursday at 7:00 in the morning. All trash cans must be lined. Liners must be tied when placed on street or they will not be picked up. Brush will be picked up on Thursday. 6.Laundry facilities are provided and outside clothes lines are adjacent. Report any malfunction. No clothes lines on units. Towels & swim suits permissible. 7.Showers and rest rooms are provided adjacent to laundry and in main hall. Report any malfunctions. 8.Small pets allowed. Please observe pet rules. 9.Recreation facilities are open from 8:00 AM to 11:00 PM daily. All use of recreation areas is subject to management approval, which will not be unreasonably withheld. Alcoholic beverages are not allowed in the common areas except as approved by management at a planned function where food is also served. 10.Magic Valley is a Senior retiree park. Visiting children are welcome, but must be accompanied by resident at all times. No one under 15 may use billiard tables. The park does not provide lifeguard at pool. 11.Observe all stop signs and drive slowly, watching for pedestrians and bicycles. Do not park on lawns, block streets or driveways. Observe restricted parking area. Park on your own lot. 12.Only one living unit is allowed per space or lot. 13.RVs which occupy space on an annual basis must be tied down and skirted unless occupant shows history of pulling trailer at various times during year and makes written statement acceptable to management. 14.Placement of every RV, park model or mobile home is subject to management approval. Use of roofing paper is not permitted. Use only stepping stones or concrete for walks. 15.Subleasing of lots is not permitted. Renting units on Magic Valley premises is permissible for periods of no more than six months provided that resident brings the prospective renter to the office for application for residence, and provided that the prospective resident is acceptable to management. Lot rent is responsibility of owner. 16.Residents selling RV's, park models or mobile homes in place must have approval from the office. Please come to the office if wanting to sell your home. Management reserves the right to accept or reject the prospective buyer for residency. A unit being sold to be moved out of park requires only that all rent and utilities be paid by date of removal. 17.Any type of building construction, masonry work, fencing, must be approved in advance by management in writing and a permit obtained at City of Weslaco Building Dept. 18.Conducting a business within the park is prohibited. However, representatives of Avon, Tupperware, etc. may place their cards on bulletin board for the convenience of residents. |
